01. Concept Design & Client Brief Development
We develop the architectural concept from the client’s brief, translating operational requirements, aesthetic preferences, planning constraints, and budget parameters into a buildable scheme. At concept stage, we challenge assumptions that will create problems later a column position that doesn’t suit the operational layout, a ceiling height that doesn’t accommodate the ductwork, a facade material that doesn’t meet the planning authority’s expectations. Better to resolve these in a concept review meeting than as variations during construction.

02. Scheme Design & Planning Submission
Developed scheme drawings for planning application, including site layout, floor plans, elevations, sections, and supporting design and access statement content. We understand what planning authorities look for and produce drawings that support a smooth determination not drawings that invite queries and information requests that delay the programme.

03. Technical Design & Production Information
Detailed construction drawings, specifications, and schedules that allow contractors to price accurately and build without ambiguity. This includes setting-out drawings, wall section details, window and door schedules, structural interface details, drainage layouts, and room data sheets. Every detail is resolved on paper before it reaches site because resolving it on site is always more expensive and almost always slower.

04. BIM Coordination & Federated Model Management
We build and manage the federated BIM model, bringing together architectural, structural, and MEP models into a single coordinated environment. The federated model is the single source of truth for the project it shows how every element of the building relates to every other element in three dimensions. Regular coordination review meetings are held against the model to ensure that all disciplines are progressing at the required level of development and that coordination issues are identified and resolved in a structured way.

05. Clash Detection, Resolution & Register Management
Automated clash detection runs are carried out at agreed intervals using Navisworks, comparing all discipline models against each other. Clashes are categorised by severity and discipline, allocated to the responsible design team member for resolution, and tracked through the clash register to closure. We chair clash resolution meetings, keep the register current, and ensure that design updates following clash resolution are issued to the construction team promptly.

06. As-Built Documentation & Model Update
At project completion, the BIM model is updated to reflect the as-built condition — incorporating approved design changes, site instructions, and variations issued during construction. The as-built model and associated documentation form a digital record of the building that is genuinely useful for facilities management, future refurbishment, and Building Safety Act compliance not a bureaucratic requirement that is produced and filed away.
